Technical Due Diligence (TDD) involves the identification of technical risk related to a real asset transaction. Typically undertaken by a buyer, TDD combines a review of the physical asset condition with the documentation that sits behind the development, planning, design, compliance, or operation of the asset. TDD exercises can be undertaken at asset or portfolio level and should be presented in a manner that captures and classifies risks as well as putting forward options for the mitigation of such. As the interpretation of and appetite for risk can differ between investors, Greengate Advisors seeks to tailor advice in a manner which maintains the integrity of our findings whilst presenting them in a format which considers client investment priorities. Condition Surveys and Defects Surveys are focused on providing owners and occupiers with an understanding of the condition of their assets and what defects may be present, whether a result of wear and tear, ineffective design, poor maintenance, or latent issues. Having a strong understanding of an assets condition can also help to inform investment and divestment planning, expense forecasting, influence future build specifications, and be used as a tool to benchmark property or facilities management performance. With a deep understanding of how assets should be maintained, how defects can be prevented and if necessary repaired, and how operations can be improved, our consultants are able to provide proactive, value driven advice at asset and portfolio level.
